Step 1: Make It Safe (First 10 Minutes)

  • Don’t walk into standing water if it may be touching outlets, extension cords, a furnace or a water heater.
  • If you can reach the electrical panel without stepping in water, turn off power to the basement. If you can’t, call Alectra Utilities or an electrician.
  • If you smell gas, leave the house and call Enbridge Gas from outside.
  • Assume floodwater from a floor drain or toilet is sewage. Keep kids and pets away.

Step 2: Stop the Source

If the water is coming from inside (burst pipe, water heater, washing machine), shut off the main water valve. In most Mississauga homes it’s in the basement on the front wall, near the water meter. If the water is coming up through the floor drain, it’s likely a sewer backup or a city sewer surcharge during a storm. Avoid running taps, toilets, dishwashers and laundry, since that water has nowhere to go.

Step 3: Document Everything

Before you move anything, take wide photos and video of every wet room, close-ups of damaged items, the water line on the walls and the source (pipe, drain, appliance).   • Open windows if it’s dry outside, and run your furnace fan if the furnace wasn’t touched by water.

What Usually Has to Come Out

In a finished basement, carpet pad, the bottom 2–4 feet of drywall (“flood cut”), wet fibreglass insulation and laminate flooring usually can’t be saved, especially after a sewage backup. Concrete, framing and many hardwood floors can be dried in place. A good technician will take moisture readings before deciding what to remove, not after.
