First Steps When Water Hits Your Condo
- Call building security or management immediately. They can shut off risers, find the source unit and access common areas.
- Shut off your in-suite water valve if the leak is coming from your unit (often in the laundry closet or under the kitchen sink).
- Protect belongings and turn off power to wet areas if it’s safe.
- Photograph everything, including the ceiling, walls, floors and contents.
- Notify your insurer and get a claim number.
- Get professional drying started quickly to prevent mould and limit damage to neighbouring units.
Who Pays for Condo Water Damage in Ontario?
Under Ontario’s Condominium Act, the condo corporation insures the building, including the units as originally built (“standard unit”), against major perils. But several things shift costs to owners:
- The corporation’s deductible. Many declarations or bylaws allow the corporation to charge its deductible back to the owner of the unit where the leak started, if that owner, or their appliance, caused it. Condo deductibles can be $10,000 to $50,000 or more.
- Improvements and upgrades beyond the standard unit, such as upgraded flooring, cabinets and lighting, are usually the owner’s responsibility to insure.
- Personal contents are always the owner’s or tenant’s responsibility.

Common Causes of Condo Water Damage
- Dishwasher, washing machine and fridge water line failures
- Toilet supply line or tank leaks
- Shower and tub caulking or grout failure leaking into the unit below
- HVAC fan coil unit drain pans overflowing (very common in Mississauga high-rises)
- Sprinkler heads accidentally hit or frozen near balcony doors
- Window and balcony door leaks during wind-driven rain
How Condo Water Damage Restoration Works
Condo restoration needs coordination: access to multiple units, working within building rules and elevator bookings, protecting common hallways, and documenting each unit separately for the corporation’s and owners’ insurers. Preventing Condo Leaks
- Replace rubber washer and dishwasher hoses with braided stainless steel every 5 years.
- Install smart leak sensors under sinks, the dishwasher, the washer and the fan coil unit.
- Have the fan coil unit serviced and drain pan cleaned as scheduled by your building.
- Re-caulk tubs and showers when caulk cracks or separates.
- Know where your in-suite shut-off valve is.
